Application Process
Each individual over the age of 18 interested in applying will have to fill out a separate application and meet the following qualifications:
- 1 year verifiable rental history for all properties except Allen Ranch (2 years) through an unbiased source
- 3x the rent gross monthly income (can be combined with other applicants to meet income requirements)
- A minimum credit score of 650 or better
There are no exceptions to these requirements and we do not accept Co-signers

Listed below are frequently asked questions from applicants
What do I need to bring in with my application?
All applications need to be brought in with the signed screening policies page located on the home page, a drivers license and social security card, 3 months of paystubs and a $30 application fee in the form of a cashiers check or money order. Applications brought in without all proper documentation and fees will not be accepted.
What if I can't bring my application in during office hours?
If you are not able to make it in during office hours, you are welcome to leave your application and all supporting documentation (copies) in our drop box located next to the front door
Do you accept housing vouchers?
We do accept housing vouchers, but applicants with housing vouchers must also meet all qualifications listed above. Housing assistance is counted as monthly income.
What if I meet qualifications, but my roommate or spouse does not?
Each individual over 18 years of age living on site will have to meet all qualifications
Do you have a waitlist?
We do not hold a waitlist. All units are first come, first serve. The first applicants to bring their application with all necessary documentation will be first in line for the unit and if approved applicants must be able to take over possession once the unit is ready for move-in. The website is updated daily with availability and most availability we have is listed within the 30 day mark. If you are interested in a unit several months out, check back on our website within 30-45 days of your anticipated move-in date.
What if I have an ESA or Service Animal?
Those with ESA's or Service animals are required to bring in proper documentation at the time of application. This includes written documentation stating your animal is an ESA or service animal from a licensed mental health professional (if ESA), proof of registration with Jackson County, and proof that the animal is up to date on all vaccinations. Cats must be indoor only and dogs must be trained for the service that they are registered for.
How do I schedule a showing?
We ask applicants that are interested in a showing bring in a completed application before or during the time of viewing as our units are first come first serve. We do not always have a unit available to show as we take applications as soon as we receive notice for a unit. Once you have completed your application, call our office or send an email to verify we have a unit to show and schedule a time for viewing.
